BOOKING TERMS AND CONDITIONS
General
1.1 These Terms and Conditions govern all bookings made for the Property.
1.2 By confirming a reservation, the Guest agrees to comply fully with these Terms and acknowledges that breach of any clause may result in immediate termination of the stay without refund.
Booking and Payment
2.1 Full payment is required as stated on the booking platform.
2.2 A booking is only confirmed once payment has been received.
2.3 The Host reserves the right to cancel any unconfirmed or unpaid bookings.
Security Deposit
3.1 A Security Deposit may be required and must be paid before check-in.
3.2 The Host may deduct reasonable costs for damage to property, furnishings, or appliances, excessive cleaning, missing items, smoking, vaping, or unauthorised activities, and breach of any house rules.
3.3 The Guest remains liable for any costs that exceed the deposit.
Use of Property
4.1 The Property is for residential use only.
4.2 Parties, events, gatherings, or loud or antisocial behaviour are strictly prohibited.
4.3 Maximum occupancy must not be exceeded under any circumstances.
4.4 The Guest must maintain reasonable behaviour, respect neighbours, and keep noise to a minimum at all times.
4.5 The Guest agrees to use the Property responsibly and keep it clean and tidy throughout the stay.
4.6 Any illegal, dangerous, or nuisance-causing activity is strictly forbidden.
Check-in and Check-out
5.1 Check-in and check-out times must be respected.
5.2 Late check-outs without prior approval will incur charges.
5.3 The Guest must ensure all windows, doors, and lights are secured upon departure.
Access for Maintenance or Inspection
6.1 The Host or authorised personnel may request access for maintenance, repairs, or urgent issues.
6.2 Except in emergencies, the Host will provide at least 24 hours’ notice and arrange access at a reasonable and mutually convenient time.
6.3 The Guest agrees not to unreasonably refuse access.
Damages, Breakages and Cleanliness
7.1 The Guest must report any damage, malfunction, or breakage immediately.
7.2 Unreported damages discovered after checkout may incur additional charges.
7.3 The Property must be left in a reasonably clean condition. Excessive mess will result in cleaning fees.
House Rules
8.1 All house rules form part of these Terms.
8.2 Breach of any rule may result in immediate termination of stay with no refund.
Smoking, Vaping and Prohibited Items
9.1 Smoking or vaping is strictly prohibited inside the Property.
9.2 Evidence of smoking may result in a deep-cleaning fee and possible removal from the Property.
Pets
10.1 Pets are allowed only if stated in the booking or approved in writing.
10.2 Unauthorised pets will incur additional cleaning charges and may lead to cancellation of the booking.
Liability
11.1 The Host is not liable for loss or theft of personal belongings, disruption or inconvenience caused by unforeseen property or maintenance issues, or temporary failures in utilities including WiFi, electricity, water, and heating.
11.2 The Guest uses the Property at their own risk.
Cancellation and Refunds
12.1 The cancellation policy stated at the time of booking applies.
12.2 Early departure does not entitle the Guest to a refund.
12.3 If the Guest breaches these Terms, the Host may terminate the stay without refund.
Eviction
Immediate eviction may occur without refund if the Guest engages in illegal activities, hosts a party or unauthorised gathering, neighbours report serious disturbance, property rules are repeatedly ignored, or the Guest refuses reasonable access for emergencies or repairs.
Acceptance of Terms
By booking the Property, the Guest confirms that they have read, understood, and agreed to all Terms and Conditions.
