🏡 Wise Call Property — Booking Terms & Conditions

These Booking Terms & Conditions (“Agreement”) apply to all short-term and long term rental bookings made with Wise Call Property (“we”, “our”, “us”), whether made directly or via online travel agencies (OTAs). By making a booking, you (“Guest”, “you”) agree to comply with and be bound by the following terms.

1. Booking & Payment

Bookings may be made directly with Wise Call Property or via third-party platforms (e.g. Airbnb, Booking.com).

Payment terms are as agreed at the time of booking. For OTA bookings, the platform’s payment policies will apply.

Any additional services or extras (e.g. early check-in, extended stays) must be agreed in writing (email, text etc) and may incur extra charges.

2. Check-in & Check-out

Check-in: From 3:00 PM onwards (self-check-in).

Check-out: By 11:00 AM.

Early check-in or late check-out may be arranged in advance, subject to availability and may incur additional charges.

3. Property Use & Guest Conduct

All properties are self-contained and exclusively for the use of registered guests.

Guests must respect neighbours and keep noise to a reasonable & appropriate level

Parties, events, or unregistered guests are not permitted under any circumstances.

A minimum age of 18 applies unless accompanied by a responsible adult.

4. Smoking Policy

Smoking is strictly prohibited inside all properties.

Guests may smoke outside only, using designated areas where provided. Failure to comply may result in additional cleaning fees.

5. Pets

Pets are not permitted unless expressly agreed in writing prior to arrival.

6. Cleaning & Maintenance

A cleaning fee applies and varies by property. This will be clearly displayed at the time of booking.

Guests are expected to leave the property in a reasonable condition. Excessive cleaning, damage, or waste removal may incur additional charges.

7. Damage, Security & Liability

Guests are liable for any damage, loss or breakages caused during their stay. Any such incidents must be reported immediately.

Wise Call Property reserves the right to charge guests for any costs incurred as a result of damage, missing items, or specialist cleaning.

A security deposit may apply to some bookings, especially direct ones. Details will be outlined prior to confirmation.

Wise Call Property is not responsible for the loss or theft of personal belongings during your stay.

8. Cancellation & Refunds

Cancellation policies vary depending on the platform used to book. For direct bookings, cancellation terms will be provided at the time of reservation.

Refunds (if applicable) will be processed based on the agreed policy. Non-refundable bookings are not eligible for any refund.

9. Limitation of Liability

Guests acknowledge that they are occupying the property entirely at their own risk, and are responsible for their own safety and the safety of those accompanying them, including children. It is the guest’s responsibility to ensure they maintain adequate travel insurance to cover any unforeseen circumstances.

To the fullest extent permitted by law, Wise Call Property, its owners, affiliates, employees or agents shall not be liable for any loss, injury, damages, delay, or expense incurred by guests during their stay, whether arising from acts of nature, misuse of the property, accidents, or third-party acts or omissions.

Nothing in this clause excludes liability where such exclusion is not permitted by UK law.

10. Jurisdiction

These Terms & Conditions are governed by and construed in accordance with the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

11. General

Wise Call Property reserves the right to cancel any booking at its discretion, in which case a full refund will be issued.

We reserve the right to amend these Terms & Conditions at any time. The most current version will apply to new bookings.

Guests must ensure they have read and understood all instructions provided prior to arrival (including access, check-in, and safety information).
